How it works
An investor provides funding towards the purchase and refurbishment of a property project, with the
investment fixed for a period of 1–3 years and earning a 8-10% annual return.
At the end of each 12-month period, the investor has the option to withdraw their original capital along with the 8-10% return, or continue the investment for another year. This provides flexibility while still maintaining a
structured and predictable return.
The longer the investment remains in place, the greater the potential for compounding returns, as profits can be
reinvested into future projects and continue generating annual income.
Example
£100,000 → £110,000 in Year 1
£110,000 → £121,000 in Year 2 (if reinvested)
£121,000 → £133,100 in Year 3 (if reinvested)
This option provides a predictable and straightforward return, making it ideal for investors who prefer a fixed
outcome with flexibility and steady annual growth.
In comparison, traditional savings accounts typically generate around 2–4% per year, meaning property-
backed investments can offer the potential for stronger returns while capital is actively working within real
assets.
